The Client Appreciation Event

THis is near and dear. For over thirty years I have planned these events for companies including Realtors.

If you want to create a year long buzz about your company this is the way to do it. It starts with a great venue one that encourages people to stay and mix and mingle. The date is very important. Pick a date that does not revolve around any major live or TV events. A Sunday night works great as people are not generally booked on Sunday nights so they will come and you will have a high turn out. Now you need great invitations and someone to call all of your invites. Timing again is key, they invitations should go out one month in advance, the calls should be made two weeks in advance. The event itself should involve stand up function with food being served along with drinks. Have some fresh flowers and a reception area with a reception sign in book so you know who arrived afterall. Some one should be greeting your clients with a smile. So you’ve got great food, great drinks, now add some live music something low key and you have a recipe for success. The catch is to hire a photographer to capture your guests and post this on your website under Client Appreciation Event. THat will stay up all year, to go a step furhter, send your guests a copy of the professional photo taken at your event – it is bound to get attention and be talked about.

THe goodwill and the repeat and referral business that comes from these events is wonderful. It should be a yearly event that your clients, colleagues and friends will definately want to be there.

 I often get inquiries about large parcels of Land and at low prices from out of town buyers moving to Victoria... which is located at the SE corner of Vancouver Island.

I often remind People we are on an Island and many selltlers came here hundreds of years before us, Like Capt Cook, Capt. Vancouver and of Course The Hudson Bay Company .

So I chuckle to myself when I get a request for 100 acres close to town with a nice wee home on a quite street….

The Three R’s of Real Estate

I really liked this Blog Post – The three R’s here apply to all business but great businesses in Real Estate and others follow these principles and understand them. Thanks for this great post!

I came up with this as I was speaking to a referred listing prospect. It might be hot air, but I think it makes sense.

  • Reputation. This is where it starts. Reputation is the cornerstone for an agent or company. The good will of the public and our peers is a prerequisite to succeeding in our industry. If your name isn’t trusted, you have no chance of making inroads in a competitive market. Unknown is OK, distrusted is fatal. Known and trusted is the best. The goal of anyone in our industry is to get their good name out there. 
  • Referrals. Referrals are the barometer of a known and trusted name. It isn’t just marketing; anyone can “buy in” with advertising and mail, but long term success is ensured by the number of people who were given your name by others.
  • Revenue. Paydirt. Touchdown. A good reputation yields referrals, and referrals create income. Since I started the company in 2005, I have monitored the number of referrals I have gotten over time. It is gratifying to observe that we have had more referrals thus far in 2010 than 2005 and 2006 combined, because we have been at it longer and are passing the test of time. 

There might be other “R’s” but that is what came to mind. These are the three holy grails I think any serious professional aspires to. Feel free to add yours.

Social Media-Victoria

Attended an excellent presentation by Chris Burdge who is a guru here in Victoria on social media. The presentation today is at Radar Hill for Realtors. Everyone experienced learning so much to get started on a blog, on facebook, and twitter. There are so many advantages to Realtors on social media and it was fun to see Realtors who are still new to social media get started and get excited about it.
